CERR Presented an Overview of Uzbekistan’s Real Estate Market for January 2026

The Center for Economic Research and Reforms (CERR) presented an overview of real estate market trends in Uzbekistan for January 2026.

Market Activity and Regional Breakdown

In January, the number of registered real estate purchase and sale transactions reached 28.6 thousand, which is almost 12% higher than in the same period last year.

Since the beginning of the year, real estate sales dynamics have shown positive trends across various regions of the republic. In the city of Tashkent, which accounts for nearly one-third of the country’s total real estate market volume, sales increased by 33.4%, the highest indicator among all regions.

A significant increase in transactions was also recorded in the Samarkand (26%) and Syrdarya (24%) regions.

Price Dynamics in the Secondary Housing Market Nationwide

In January, a moderate increase in prices was observed in the secondary real estate market.

On average across the republic, prices per square meter in this segment rose by 0.9% over the month, while year-on-year growth amounted to 8%.

The most pronounced annual price growth was recorded in the Surkhandarya and Syrdarya regions, where the average increase in housing prices reached about 24% over the year, as well as in the Khorezm region and the Republic of Karakalpakstan, where prices increased by 16%.

Price Dynamics for Secondary and Primary Housing in Tashkent

In the secondary housing market of Tashkent, the average price per square meter in January amounted to about $1,120, reflecting a 0.6% increase, while year-on-year prices rose by nearly 2%.

The highest annual growth in secondary housing prices was recorded in Yakkasaray (5.7%) and Mirabad (4.3%) districts.

At the same time, the primary real estate market in the capital demonstrated more significant price growth. Compared to the same period last year, the average price per square meter in new buildings increased by more than 9%.

The highest growth in primary housing prices was observed in Mirabad (18.4%) and Mirzo-Ulugbek (17.3%) districts.

Rental Market Analysis in Tashkent

In January, the average housing rent in the capital amounted to about $8.8 per square meter, which is 9% higher than last year’s level.

The highest rental rates remain in the central districts of the capital – Mirabad, Shaykhantakhur, Yakkasaray, and Mirzo-Ulugbek, where rents average around $11 per square meter.

At the same time, the acceleration of rental rate growth was more noticeable in the Almazar, Yunusabad, Yashnabad, Chilanzar, and Mirzo-Ulugbek districts, where the average increase reached about 13% year-on-year.
