Uzbekistan’s Real Estate Market Maintains Positive Momentum

The Center for Economic Research and Reforms (CERR) has released an updated analysis of trends in the real estate market.

As of August 2025, sales amounted to 25,000 housing units, down by 4.6% compared to the previous month. At the same time, year-on-year figures show growth: the number of transactions increased by 13% compared to August of last year.

At the regional level, the highest number of transactions was recorded in Syrdarya (34%), Khorezm (29%), and Surkhandarya (27%) regions.

Secondary Real Estate Market

Uzbekistan’s secondary housing market showed moderate price dynamics. Following a 1.7% increase in July, the average market price per square meter rose by 1% in August. On an annual basis, secondary housing prices increased by 4%.

Regionally, the strongest year-on-year price growth was observed in Jizzakh (14%), Surkhandarya (17%), and Syrdarya (10%) regions.

Real Estate Situation in Tashkent

In August, the average price of secondary housing in Tashkent decreased by 2.3% year-on-year. At the same time, prices for primary housing in the capital grew moderately by 0.7% over the year. Compared to the previous month, the average cost of secondary housing in Tashkent edged up by 0.2%.

The most notable decline in secondary housing prices was recorded in Mirzo-Ulugbek (-6.3%), Yashnabad (-4.4%), and Chilanzar (-4.6%) districts. Meanwhile, in the primary housing segment, the largest price increases were seen in Mirabad (6.6%), Yakkasaray (3.6%), and Almazar (2.6%) districts.

Rental Market Analysis in Tashkent

In August, the rental market in Tashkent remained stable, with the average rate unchanged from previous months at $8 per square meter. The highest rental prices persist in the central districts of the capital — Mirabad, Shaykhantakhur, and Yakkasaray — where the average is around $10.3 per square meter.

On an annual basis, the average rental rate in Tashkent decreased by 1.8%. The sharpest declines were recorded in Uchtepa, Chilanzar, and Bektemir districts.
